We’re perched on a peaceful hillside overlooking Kathisma Beach, on Lefkada’s west coast. It’s a quiet, private spot at the end of a small road — just a few minutes’ drive or walk to the beach.
Our villas combine contemporary design, complete privacy, and the island’s best views over Kathisma’s turquoise bay.
Tucked away at the very end of a private 200-metre dead-end road, our villas enjoy exceptional privacy and tranquillity. With no passing traffic and uninterrupted views and with the nearest neighbour over 200m away this is the most peaceful corner of Kathisma.
Each villa offers a private infinity pool, panoramic sea views, and a sense of serenity — yet you’re still close to restaurants, cafes, and beach life.
Villa Helios is as baby, toddler and young children friendly as they come, with a fully fenced pool area (very rare for Villas in Greece), baby gates for stairs, baby cots, high chairs and everything you would expect to have at you own house when bringing up little humans.
We have a heated pool which we operate during Spring and late Autumn months. A rare amenity for a Villa in Lefkada.
The property consists of two luxury villas — both spacious (135 m² each) identical mirror layouts, fully independent for privacy yet perfect for exclusive group bookings when combined of up to 12 persons (plus babies/toddlers sleeping in cot beds).
No — each villa is entirely private with its own pool, terrace, and entrance.
Yes, each villa has its own private infinity pool with sea views. One villa also features a fenced pool, ideal for families with young children.
Yes, both villas have a private outdoor barbecue and dining area for sunset meals by the pool.
Fully equipped kitchen, Wi-Fi, air conditioning, private parking, outdoor shaded dining areas, comfortable sun loungers, day beds, sun umbrella, luxurious bedrooms and heated pools during the shoulder season — everything you need for a relaxing stay.
The pools are heated, during the spring and late autumn months when required depending on the outside temperature.
For the rest of the summer, the water stays pleasantly warm thanks to the Greek hot sun.
Yes, high-speed broadband Wi-Fi is available throughout the property, both indoors and outdoors.
Yes, all windows and doors are fitted with custom-made mosquito screens.
Yes — all bedrooms have blackout roller blinds for privacy and in addition all windows and doors have electronic blackout shutters to ensure a peaceful night’s sleep.
Each villa has a washing machine, drying rack, iron, and ironing board. Laundry service can be arranged on request.
Absolutely — each kitchen includes a large fridge-freezer, oven, stovetop, dishwasher, microwave, Nespresso machine, toaster, kettle, and all cookware and tableware.
Absolutely. One villa has a fenced pool and safety gates available upon request. We also provide baby cots, high chairs, and other essentials to make family stays easy and comfortable.
Finally, all windows and doors in the bedrooms have electronic blackout shutters and blackout roller blinds for uninterrupted daytime and peaceful night's sleep.
Yes — the Smart TVs include streaming services where you can log in to your own family-friendly accounts (Netflix, Disney+, etc.) or our own free subscriptions.
Yes — Kathisma Beach and nearby Agios Nikitas village have many relaxed tavernas that welcome children and offer high chairs.
Yes — there are several operators that you can book water sports, boat trips, paragliding (landing right on Kathisma beach), hiking trails, or island tours that older kids and teens love. We are happy to make recommendations based on what you are after.
Kathisma Beach is also great and very popular with teenagers. The Northern part of the beach has a few beach cafes with day beach clubs, while the Southern end is more chilled and perfect for a more tranquil day at the beach.
Just 800 metres — close enough to walk, or a quick 2-minute drive.
Several beachfront tavernas, cafes, and bars line Kathisma Beach. Agios Nikitas village, with charming shops and restaurants, is just a 5-minute drive away.
About 25 minutes by car.
The nearest airport is Aktion (Preveza) Airport, approximately 45 minutes from the villas.
Lefkada is extremely well connected with flights and a bridge, so no need for ferries! You could:
Drive from Athens Airport (ATH) A comfortable 3.5hr drive from Athens on a brand new motorway via the Rio-Antirio bridge. A good alternative route to reach the island of Lefkada which is connected by a bridge. Athens has numerous daily flights from several European destinations.
We recommend hiring a car to explore Lefkada’s many beaches and villages. Private parking is available on site.

Check-in is from 3:00 PM and check-out by 10:00 AM. Early check-in or late check-out may be possible on request.
The minimum stay is 7 nights, and bookings are accepted in multiples of 7 nights (7, 14, 21, etc.) throughout the season. However, we may occasionally accommodate 6 to 10-night stays, depending on calendar availability. Please contact us.

Yes, we provide all bed linen, bath and pool towels, and luxury toiletries. However you ask our guests to bring their own beach towels.

We do not offer concierge services or accept any liability for such services but we can recommend and guide you on how to arrange anything from restaurant reservations to private chefs, boat rentals, and in-villa massages.
Yes — we can arrange to have groceries, drinks, and essentials ready for your arrival. Simply send us your list in advance.
Yes — both your villa manager and ourselves are just a message or call away throughout your stay, ready to assist discreetly whenever you need.
Lefkada is beautiful from May to October. July and August offer the liveliest atmosphere, while May, June, September and October are perfect for peaceful stays and warm seas.
Porto Katsiki, Egremni and Milos Beach are among Lefkada’s most stunning beaches — all within easy reach.
Agios Nikitas, Karya, Lefkada Town and Syvota are the best villages for scenery, food and hanging out.
